When you are the seller a lot depends on how bad you want to sell the house. If the buyer is walking away, what is it that you are doing? Ask yourself what does the buyer want.
One of the things you should not do when negotiating is: 1.) To dig in your heals. To stop negotiating. Once one side stops negotiating it is hard to hold the deal together. Give a little more. Give in a little bit. If you are apart $20,000 give 2 or 3 thousand dollars to keep it going.
Offer sellers concessions. Offer the buyer a credit for appliance's, or home improvements.
Offer to do a repair. Offer to buy an applaince. Throw in a big screen TV. Give a give card (Visa) of $1000 or $2000 for whatever the buyer wants. Offer to re-paint or re-carpet a room.
Negotiating is best left to the pros, listen to your realtor. Think
hard about what you want to sell it for and the type of real estate
market you are in. If it is a buyers market remember it may be a
while before you get another offer and it may be lower. If it is a
hot market you may let the deal die and wait for the next offer.
