The Home inspector is coming

So you have your Michigan home up for sale.  You received an offer, and you accepted it.  BUT IT HAS AN INSPECTION CLAUSE IN IT.  You are nervous, you are worried.

Don't worry, don't run around fixing things YET.  Most home inspectors are very thorough.  They are trained to find things that the average person does not think about.  You can't fix everything.  A inspector will always find something wrong with the house that is his job.

Leave the house, don't hover over him. Let the inspector do his job.  Let the buyer get the report and let your agent tell you the outcome.

Usually they will have a list of little items and/or big items that are wrong with the house.  The buyer has the right to back out completely, but most of the time the inspection list is another bargaining tool.  They either want a price reduction or you to fix it.  If you are handy get it fixed.  If the price they are asking to take off is outrageous and you think you can get it all fixed quickly and cheaper.  Get it done yourself.  If you don't want to take the time to do it or don't want to be bothered to do it.  Negotiate a smaller price for the repairs or agree to the buyers terms.

Remember if something is brought up and it is major you are going to have to fix it for the next buyer anyway.  You might as well get it done and over with right now.  Plus you may  have to list it on the sellers disclosure.

The bottom line is when selling your Canton home or Novi home or Plymouth home don't worry about what is the home inspector is going to find.  Relax and let him do his job.  Then deal with the list rationally.  Don't take it personally.  All Michigan homes for sale have problems.  I have never seen a report where there is not five or more items listed to be repaired or fixed.
