What is sellers agency?
The technical definition of a Seller's Agency is:
A seller's agent works solely on behalf of the seller and owes duties to the seller, which include the utmost good faith, loyalty, and fidelity. The agent will negotiate on behalf of and act as an advocate for the seller. The agent must disclose to potential buyers or tenants all adverse material facts about the property actually known by the broker. A separate written listing agreement is required which sets forth the duties and obligations of the broker and the clients.

In plain English that means that your agent must keep information that you tell them in confidence, but they can not break the law, or hide problems with the house.  They are to work in your best interests, to protect you, and work to get your home sold in your best interest.  If you tell them somebody died in the house or that you are willing to take $250,000 for the house when it is listed for $350,000.  It is in confidence, your agent can not reveal those 2 facts.  If you tell them that the basement leaks, or you won't sell to a handicapped person or minority.  The agent will not or is not compelled to break the law with you.  You need to disclose the leak on the sellers disclosure, and you can not discriminate when you sell.

When you list your home in Michigan you will be signing a Agency disclosure telling you that your agent will be working as your sellers agent and possibly as a dual agent if your agent find as a buyer for your house.
