Open Houses, good or bad?

Good: National Association of Realtor's 2006 Profile of Home Buyers and Sellers indicates 47% of all buyers used open houses as a source in their home search process.

Bad:  The lookers may be thieves looking for easy things to steal

Good and bad:  only 2% of all homes sold are from an open house.   But it is better then none and is another way of advertising

Bad: To hold an open house if:
  • There is too much inventory to pull in buyers driving through the area.
  • All the homes in the neighborhood look the same or have the same layout.
  • Inclement weather discourages venturing outside and can create a mess inside the home.
  • Home doesn't show well; too messy, too outdated, smelly or cramped.
  • Off the beaten path of traffic.
  • Condominium or home in the center of a complex or subdivision that is hard to find.

    Good and bad:  allows all your nosy neighbors to come and poke thru your house.  But many times homes are sold by networking.  Sure only 2% buy from an open house.  But that neighbor may tell a friend, relative, or co-worker how nice your house is.  It may get sold that way. 

    If you are looking to sell your Michigan home open houses are just another tool to sell it.  Is it a top way of selling your Wayne county home, your Oakland county home, Livingston county home, Washtenaw county home.... No but some more advertising never hurts.
