You are ready to sell your Oakland County home, or your Wayne County home, or your Livingston county home. Where ever you live you will have forms to fill out. Here are the basic forms in Michigan.
Exclusive Right to Sell Contract This form give the agent and his company the right to list and market your property. The length of time you give them is listed in the contract. The price you would like to list it at, the sales commission are all on the form. Seller's Disclosure Form This form requires you to reveal all known defects to your property. It is a form that asks the seller the condition of different items. Be truthful and honest. Water leaks, roof issues, termites all should be disclosed. They have an area if you do not know you mark it unknown. You will sign them after you fill them out. Prospective buyers will ask for a copy of the disclosures to find out what is wrong with the property. They will sign them when they put an offer in. That way they are saying they have read the seller's disclosures
MLS Listing Form This form gives all the information that will be listed on the INTERNET on your property. It gives pertinent information such as tax info, age of the house, square footage, size of rooms, types of heating and cooling, lot size, and many other things.
Sales Contract The agreement between you and the seller on terms and conditions of sale. The purchaser's agent will fill this out and submit this to your agent. Read this document very carefully.
Sales Addendum In addition to the contract, you may need to add one or more attachments to the contract to address special contingencies and conditions-such as the buyer's need to sell a home before purchasing yours, or getting the well inspected .
Lead-Based Paint Disclosure Pamphlet and a lead based paint form If your home was built before 1978, you must provide the pamphlet to all sellers. You also must have buyers sign a statement indicating they received the pamphlet. The seller must fill out and sign if they are aware of lead based paint being in the house. Most paint before 1978 had lead in it.
