When you begin your house search, it's a great idea to have a professional Realtor on your side. Instead of "going it alone" you can hire a "buyer representative" to help guide you through the process. A buyer representative will add value to the transaction as a counselor, communicator, analyst and advocate, providing the knowledge and skill to interpret information and coordinate the process.

A buyer representative, also known as a buyer's agent or buyer's broker can save you time and money by helping you focus on properties that fit your criteria. A buyer's agent can help guide you thru your Michigan Home search. When the right home is found, the buyer representative will know how to package your offer so you get the house you want.

In most circumstances the buyer's agent does not cost the buyer, as the seller's pays a commission to sell a home. So after considering this, why not hire your own buyer's representative and have some one on YOUR side?

How do I determine if my agent will make a good buyer's agent?

  1. Agency disclosure: A realtor will disclose how they can represent you.
  2. A good agent should listen to your needs, and point you in the right direction
  3. A good agent will ask questions, get to know you, your family, your lifestyle.  A good agent will help you prioritize your wants and needs.  Help evaluate those needs so you can make make a choice on the best property for you.
  4. A good agent will familiarize you with the local Metro Detroit Housing market, (Whether it is a Wayne County Home, an Oakland County Home, or a Livingston County home) A good agent will talk about the market conditions so you will feel confident that you are doing the right thing when it comes time to purchase.
  5. A good agent won’t rush you to make a purchase.

What will a buyer's agent do for me?

  1. A buyer's agent can show you homes that are currently on the market, homes for sale by owner, new construction homes offered by builders and homes that may not be on the market yet.
  2. A buyer's agent will provide comparables (sold market data, home that have sold recently) to help you establish an offering price.
  3. A buyer's agent can help you structure your offer, not by price alone, but by other factors, terms and conditions.  Whether it is about seller’s concessions, occupancy, inspections, down payment… your buyers agent will help you present an offer you want. So you can make a confident decision in the purchase process.
  4. A buyer's agent will negotiate on your behalf.
  5. A buyer's representative will structure strategy to create a winning scenario. (It may not by about price!  It could be about how soon you could get in, what comes with the house, how much in sellers concessions.  It could be getting the house when you are competing with other bidders!)
  6. Much happens between writing an offer and closing, a buyer's agent will attend to the details in a timely manner. Making sure the transaction GETS to closing.
