What detracts value from your house on the outside (and some that add value)

(or what will make the house harder to sell later)

Most people get carried away emotionally whe buying a home.  Here are a list of items that will negatively affect the value of the home.
    I am not saying you should not buy a house with these items.  What I am saying is that you should be able to buy these houses a little less expensive than other comparable homes in the subdivision and in the city. 
    These items are factors that certain people will stay away from or automatically rule out.   But there are thousands of these homes that people live in every day.  They love their home just as much as anybody and they may have bought it cheaper than a comparable sized house.  They most likely got more for their money.
    It will be harder to sell them when it is time for you to sell.  That is what I want you to be aware of.  For example some people will not buy on a main road because of the noise, the possiblity of small children running in the street.   So you rule out some buyers with small children.  But to some people they don't use the outdoors (they work too much, they have a place up north, they have allergies)  Every buyer has a different attitude towards these items below. 
    Just take this into consideration and do not let a salesperson tell you it does not matter. 
 Many people do not want to look out the window and see power lines, cell towers.  I have had people rule out the whole subdivision because of it. Cell  towers, Power lines  
   Busy roads to the back, front or side
 There are many houses that have main roads on the side and back.  Sue you do not mind it but remember future buyers with small children will most likely rule it out.  Stand out in the back yard does the noise bother you? 
   Views of shopping centers, churches, or commercial properties  Can you install  enough landscaping to block the view?  Can you hear the traffic or commotion?   Is there a loud speaker?  Is there certain time of the day that there is a lot of traffic?
 Does the house next door or down the block look like it is ready to be condemned?  Nobody likes to buy nice house and see the one across the street falling down.  My clients and I visited a house that was very nice but you looked out the back window and you saw trailers, and junk all over the neighbors yard.  Needless to say that one was crossed off the list of possible homes to buy.  Blighted houses or unkept houses   
 This one is fine.   Varied neighborhoods  Varied neighborhoods are ok so long as you are the smaller house.  The bigger or newer house may not fetch as high of price as if they were in a neighborhood of same houses.  A house built in 2007 in an area of homes built in 1950 will have less to compare it to. It will most likely not be worth as much as homes all built between 2005-2007.  Again you may be able to buy a bigger or newer home for less than you would elsewhere. 
 What will the traffic be like nearby?  Will there be screaming kids all day if you backup to the playground.  Being close to a school is many times a plus for people with children.  I have had people put in gates so their kids could go out the backyard right to school.  Schools, Nursery Schools                   
 Will there be garbage blowing around?  Is it blocked by a wall or landscaping?  That makes it much more acceptable.  Does the place of business operate usually between 9 & 5 or does it stay open all night?  Parking Lots  
   Wetlands, creeks, and streams This is another plus or minus depending on the buyer.  A nuture lover, or somebody that wants seclusion loves lots that back up to wetlands.  They like the wildlife that goes with it.  Some people do not like it because of the bugs that go with it or the standing water. 
 People love seclusion, privacy, and natural life that woods bring.  They like it when nobody can build behind them.  Woods (This is a plus!)
  They like it when nobody can build behind them.  They like the space between them and other houses.  Usually common areas are seldom used.  You just ahve to remember that people can use them.   Commons Areas (Usually a plus)   
 Unless there are night games, balls coming into the yard a park nearby is a plus  Parks(Usually a plus)   

IT'S NOT THAT YOU SHOULDN'T BUY A HOME WITH ONE OF THESE CONDITIONS.  YOU SHOULD JUST BE BUYING ONE OF THESE HOMES WITH A LOWER PRICE THAN A SIMILIAR HOME IN THE AREA.


So the bottom line is that it most likely be harder to sell one of these houses with some these conditions later on.  You should be able to buy it at a cheaper price because you most likely will sell it for less than comparable houses later on.
